Charter Statement
Here at Adept we believe that
the following 3 items are the most important things under which
an appraisal firm can operate in order to succeed in today’s
marketplace. In an attempt to remain at the forefront of our
clients’ minds
we offer the following as our commitment to you for now and
the future.
Speed
Our experience has taught us that the question most
frequently asked by a potential client is, “What’s
your turnaround time?” Clearly, this is an important
part of the over all Client / Appraiser relationship, thus
we put it first on our list of goals. We promise you that
speed will not be a sore spot should you elect to do business
with Adept Appraisal, and that more often than not you will find that the homeowner may be the only person preventing an appraisal from being delivered in a timely manner. Our pledge
to you is that the average appraisal will always be submitted
to you within 2-3 days maximum from the point of inspection,
unless discussed beforehand. One thing that you will never
have to ask an Adept Appraiser is, “Did you call the
homeowner yet?”
Quality
Speed is desirable, but speed at the expense of
quality is unacceptable. Clients who partner with us quickly
notice that we write our reports in anticipation of what
the owner calls “hostile jamming” from both Underwriters
and Reviewers. We know the things on an appraisal that are
most likely to ‘trip’ all the wrong wires, so
we cover them with proper addendums in advance, if need be,
or simply gravitate away from them if at all possible. Result?
You, the client, are more likely to close a higher percentage
of loans using our reports because ours will be received
as not only legitimate, but subsequently desired by all parties
who are on the receiving end of the appraisal process.
Integrity
At Adept Appraisal we have seen appraisals done
from hundreds of our competitors, and rarely are we impressed.
The truth is, we’d like to be. Honestly. The reason
we’d like to be is because a good appraiser understands
his/her role in the scope of the financial industry. We’re
supposed to be honest so that homeowners don’t secure
loans beyond the value of their homes, and lenders don’t
get stuck with the same should things not go well for a homeowner.
We realize this is occurring on a large scale basis, and
are absolutely determined to never play any role in it. This
is why you will never see an appraiser from our staff on
a disciplinary list. It’s just not acceptable. Our
standards are too high; our review process is too thorough.
We’re in this for the long haul - we hope you are too
- therefore ‘cutting corners’ and ‘inflating
values’ are things we just won’t do. We’ll
leave that to the ‘B’ level appraisers. Some
clients will prefer us as their primary choice for this level
of commitment, some will flee; we understand the reasons
for both. However, since we want you to get the very best
our industry has to offer, we promise to never, under any
circumstances, mislead our clients.
